Can I get a mortgage as an expat in the Netherlands?
Yes, in most cases you can. If you hold an EU/EEA nationality, you are generally treated the same as a Dutch buyer. If you come from outside the EU, lenders will look at your residence permit and work situation, but many lenders are happy to provide an expat mortgage. In the Netherlands you can often finance up to 100% of the property value, so you mainly need savings for the purchase costs, such as transfer tax, the notary and the appraisal.
How much can I borrow?
Your maximum mortgage depends on your gross income, your financial obligations and the value of the property. A partner’s income counts as well. Tax benefits for internationals, such as the 30% facility, can increase your borrowing capacity; you can check the conditions with the Dutch tax authority.
