Buying a home in Hoofddorp as an expat: how does it work?

Buying a home in Hoofddorp as an expat: how does it work?

Moving to the Netherlands as an expat comes with a lot of change. A new job, a new city, a new language and perhaps a new home to call your own.

If you’re settling in Hoofddorp or the surrounding area, buying a home may be an attractive alternative to renting. But the Dutch home-buying process probably works differently from what you’re used to.

At De Hypotheekshop Hoofddorp Hyde Park, we help internationals understand how mortgages and buying a home work in the Netherlands. Here’s what you can expect.

1. Get registered

Before you can buy a home, you’ll need a BSN (citizen service number). You receive this after registering with your municipality (gemeente). It’s also useful to open a Dutch bank account if you haven’t already.

2. Know your budget before you start looking

There is one important difference between the Netherlands and some other countries. Here, you don’t arrange your mortgage before buying a property. You first make an offer and sign the purchase agreement. Once your offer has been accepted, you can formally apply for the mortgage.

That makes knowing your budget beforehand especially important. You want to know what you can comfortably bid before you enter negotiations.

How much you can borrow depends on factors such as your income, employment contract and residence status. If you benefit from the 30% ruling, that may also be relevant to your financial situation.

Mortgage lenders don’t all assess international buyers in exactly the same way. We can look at your personal situation, calculate your borrowing capacity and give you an indication of the monthly costs.

Once you know your budget, the house hunt can begin.

In the Netherlands, buyers often work with a buyer’s agent (aankoopmakelaar). This agent represents you rather than the seller, helps you assess the property and its value, advises you when making an offer and guides you through the legal and technical details.

That can be particularly useful when you’re unfamiliar with the Dutch housing market. We can put you in touch with local professionals who are experienced in helping international buyers.

4. Turn your budget into the right mortgage

Offer accepted? Now your estimated borrowing capacity needs to become a mortgage for this particular home.

This is where we come back in. De Hypotheekshop Hoofddorp Hyde Park provides independent mortgage advice. We compare a broad range of lenders instead of being tied to one bank. That allows us to look beyond the interest rate alone and find a mortgage that suits your situation, plans and expected time in the Netherlands.

And of course, we explain the process, paperwork and choices in clear English, step by step.

5. Mortgage approved? Time for the final steps

Once your mortgage has been approved, there are still a few things to arrange before the home is officially yours. We guide you through the financial paperwork and explain what to expect at the notary.

Then comes the part you’ve been waiting for: getting the keys to your new home.
